At Avus Properties, our goal is to create a mutually beneficial relationship with Letting Agents and their Landlords, ensuring a long and positive professional collaboration.

How we operate

We understand the difficulties of being a Landlord: the worry of missed payments, voids, maintenance issues and whether your property is being looked after properly by the tenant; all these issues can make letting a less enjoyable experience for you and less financially secure.

We offer landlords the chance to rent the property under a Company let, where we uphold an legal agreement to pay a guaranteed monthly rent. We rent the property from you and effectively become your tenants. Our focus then involves collaborating with local businesses to provide housing for working professionals on a medium to long term basis.

All interactions and arrangements are exclusively handled by us, we also take responsibility for internal maintenance costs up to £200, cover all utility bills and conduct routine cleaning every 2 weeks to uphold the property's condition. We look after properties as if they were our own and assure that the property will be returned in equal or improved condition at the end of the tenancy.

What we offer

We guarantee your rent 365 days per year, no voids!

It means a fixed rental income paid each month into your bank account whether the property is tenanted or not. It means no more chasing late or missed payments and no more rental voids. A recent survey by Spare Room showed that most properties have a void period of at least 6 weeks per year.

We maintain our properties to a high standard

In some cases, we can add value to your property by repairing some minor damages. The property may have been previously set up for students, therefore, to attract working professionals we may need to re-decorate and refurnish to a high standard. Which in turn adds value to your property. Additionally, we ensure fortnightly cleaners attend to all bathrooms, communal living rooms and kitchens. We will inspect your property regularly to ensure its kept to a high standard and being cared for.

We rent to carefully referenced professionals

We don't cut any corners when it comes to finding the most appropriate tenants. We know that housing trustworthy, reliable and responsible tenants means your property will be looked after.

We handle tenant emergencies, issues and disputes

Our tenants are properly referenced, but we will still take responsibility for any lost rent, potential damage and misbehavior. We deal with calls, emergencies and in fact all tenant issues.

We handle utility bills and minor internal maintenance

We want to make your investment as a Landlord as simple as possible, that's why we sweeten the deal by supporting your maintenance costs. When we answer the phone to maintenance issues, we can resolve and pay any internal maintenance up to £200 without needing to interrupt your day.
